Where is the property located?
VLux at Peoria Heights is located at 9190 N. 83rd Avenue, Peoria, AZ 85345, in the growing Peoria Heights neighborhood of West Phoenix. The area offers convenient access to dining, shopping, and entertainment. Just minutes from the Loop 101 (Agua Fria Freeway), with nearby access to Interstate 10 as well, commutes around the Phoenix metro are simple and fast.
Where is the leasing office located?
The leasing office sits at the front of the community adjacent to the swimming pool for easy access.
What are the leasing office hours?
Our leasing office is open for in-person tours Monday through Friday from 9:00AM to 6:00PM, and Saturday and Sunday from 10:00AM to 5:00PM. We look forward to welcoming you.
Do you offer same-day visits or are tours by appointment only?
Our leasing office is open for in-person tours! Feel free to come in or book an appointment online at vluxatpeoriaheights.com/contact. You can also give us a call at 602.649.0800 to connect with a Leasing Professional to answer any questions prior to your visit.
What should I expect on a tour?
Your tour experience begins in our leasing office, where you'll be warmly greeted by a leasing professional ready to answer any questions you may have. From there, you'll explore the community, tour our amenities, and take a look at a model home to experience the lifestyle firsthand.

What floorplan options are available?
At VLux at Peoria Heights, we offer spacious and stylish one- and two-bedroom homes designed to match your lifestyle. For the most up-to-date availability, we invite you to visit our Floorplans Page.
What size are the homes?
Choose from a spacious 647-square-foot one-bedroom or a generous 995-square-foot two-bedroom home. Each floorplan includes 9'-10' ceilings, quartz countertops, stainless steel appliances, spacious closets, and built-in smart home technology. You'll also enjoy a personal backyard, and optional detached one-car garages are available for added convenience. Contact our onsite team to learn more.
What lease terms are available?
We currently offer 14- and 15-month lease terms. Additional options may be available. Contact the leasing team to go over any other terms that might work for you.
Are utilities included in the monthly rent costs?
The monthly rental rate you see online is not inclusive of utility costs. Please see our Community Fee Guide on our Floorplans Page for more information.
How do I set up and pay for utilities?
Following move-in, our system will automatically enroll you in Conservice, from whom you will receive your utility bill monthly. You will need to set up an account through Arizona Public Service (APS) in your name for electricity, which must be active on move-in day.
Is Wi-Fi provided?
Yes, Wi-Fi is included as part of the Technology fee. Wired fiberoptic internet is provided in every home through Mereo Fiber.
What additional fees can I expect when signing my lease?

When is rent due and how do I pay rent?
You can pay rent in whichever method is most convenient for you. As a resident, you will have access to our online Resident Portal where you can schedule a one-time payment or enroll in automatic payments. Otherwise, you can stop by the leasing office during business hours and drop off a cashier's check. We also offer Flex! Split your rent into smaller, more manageable payments that fit your budget and your life. Ask us how to get approved with Flex.
What is your pet policy?
We love pets at VLux at Peoria Heights! We welcome your furry friends including cats and dogs. We allow up to 2 pets per apartment home (breed restrictions apply). Our community features a large dog park with shade, seating, and fun obstacles for your pups to enjoy. Cats must be spayed or neutered. Is onsite parking available? How much is parking?
At VLux at Peoria Heights, we offer reserved carports (one per apartment home) and detached garages for additional fees, based on availability. Please see our Community Fee Guide on our Floorplans Page for more information. Uncovered parking is also available on a first-come, first-served basis for residents and their guests.
Is bike storage available?
Unfortunately, we do not have a bike storage system. However, all residences include a personal backyard, which will allow space to store your bike.
Does the property have electric vehicle chargers?
VLux at Peoria Heights does not offer EV charging onsite but is located near multiple charging stations.
Do you have guest parking?
Yes, uncovered parking is available on a first-come, first-served basis for residents and their guests.
Is onsite storage available?
VLux at Peoria Heights does not offer access to onsite storage units. However, there are Public Storage facilities within close proximity to the community with available storage spaces.
What onsite amenities are offered?
VLux at Peoria Heights offers a dog park, an upscale luxury pool and spa with a social lounge, fireplace, outdoor firepit area, a 24-hour fitness center, pickleball court, and a barbecue area.
Are there laundry services onsite?
Every residence at VLux at Peoria Heights comes equipped with a full-sized, in-home washer and dryer.
Is there a fitness center?
Yes, we invite you to take advantage of our expansive, fully equipped 24-hour fitness center with cardio and weight training equipment for your ideal workout.
Is renter's insurance required?
Renter's insurance is required for all residents. Our insurance only protects our property and will not cover your property in the event of theft, fire, or natural causes, so you must purchase your own. A minimum of $100,000 in renter's liability insurance is required.
What kind of security does the property provide?
Each apartment home is equipped with a smart lock for keyless entry, front door camera and intrusion alarm panel. Residents enjoy controlled access throughout the community, including fob entry to exterior doors and amenity spaces, and our vehicle gates remain closed throughout the day.
While these features are designed to support a secure living environment, no security system can guarantee complete safety. Residents are encouraged to use all security features responsibly and remain mindful of their surroundings, as VLux at Peoria Heights cannot ensure 100% security or assume liability for unforeseen incidents.
Do you have maintenance staff? How do I request maintenance?
Yes, the maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through our Resident Portal or call the onsite leasing office. All maintenance technicians will be dressed in uniform and will not enter any home without resident approval (except in the event of a maintenance emergency). We also provide after‑hours support for urgent maintenance needs.
What is the neighborhood like?
VLux at Peoria Heights sits in the growing Peoria Heights neighborhood of Peoria, part of the expanding West Phoenix area. It's a convenient, activity-filled area with easy access to dining, shopping, and entertainment. You'll find local favorites like Señor Sushi and Taqueria Tuc-son, plus quick access to Park West, Historic Downtown Glendale, and the lively Westgate Entertainment District for shopping, concerts, sports, and nightlife. The community is also close to outdoor recreation spots and parks, giving you a nice mix of convenience and green space.
What grocery stores and shopping options are nearby?
Supermarkets including Fry's and Neighborhood Walmart are just a few blocks away.
What is transportation like in the neighborhood?
Transportation in the Peoria Heights area is convenient and car-friendly, with quick access to major roads like Loop 101 (Agua Fria Freeway) and Grand Ave, making it easy to get around the West Valley and greater Phoenix area. The neighborhood is also supported by Valley Metro bus routes, offering public transit connections to surrounding cities. There's also a Park-and-Ride facility at 8403 W Washington St for commuters.
Do you offer move-in assistance?
Although VLux at Peoria Heights does not offer move-in assistance, we sometimes have great specials that can help make moving easier. Our leasing professionals can take you through our current offerings.
Does the property work with locators?
We welcome all referrals! Although we do not have a designated locator partnership, we appreciate anyone who recommends the property. Should you wish to partner with us, please contact the leasing office for additional information.
Do you offer resident referrals?
Friends make the best neighbors! Resident referral programs may be offered by the leasing office from time to time. During these promotions, the leasing team will inform residents of the referral program perks and amount per referral. As these promotions do fluctuate, we recommend you contact the leasing office for additional details.
Do you accept housing vouchers?
At this time, our community is not set up to participate in the Housing Choice Voucher program. However, we would be happy to review our rental criteria with you and invite you to apply to see if you meet our standard qualification requirements.
